Frequently asked questions
What data does the app use?
Sale history from HM Land Registry, energy ratings from the EPC register,
council tax bands from HMRC, crime from data.police.uk,
Census 2021 demographics from ONS Nomis, schools from OpenStreetMap, and
postcode geographics from postcodes.io.
Where does the app work?
The full feature set covers England and Wales. Scottish and Northern Irish
postcodes return partial results (sale prices and crime work; Census and
EPC coverage varies).
I searched a postcode and got no properties.
The Land Registry only publishes sale prices for properties that have
actually changed hands. Newly-built developments and properties held long-term
can show as empty. Try a neighbouring postcode for context.
Why do EPC details (floor area, rooms) sometimes look wrong?
EPCs reflect the property at its most recent inspection. Extensions or
conversions made after that inspection won't show until the next assessment.
Is council tax shown the actual bill?
No — the band is from HMRC, but the annual charge is an estimate based on
the local council's published rates. The real bill may differ slightly
because of parish precepts, discounts, or rate changes mid-year.
Does the app collect any personal data?
No account or sign-up, and the developer collects nothing about you. The app
shows banner ads through Google AdMob, which uses your device's advertising
identifier; see the
privacy policy
for the full breakdown and how to opt out of personalised ads.
How do I clear the search cache?
On iOS: Settings → General → iPhone Storage → Home Sleuth → Offload App.
This clears the 30-day result cache without uninstalling.
